Marking the approach to the town-centre from the North, this residential building, situated in the Grand Pré sector is an eye-catching addition to the skyline of Rosny-sous-Bois.
The project is composed of two vertical masses positioned in parallel with Avenue De Gaulle running along the northern edge of the site, one of which, a residential tower, creates an architectural statement facing the Avenue. On the South side, facing the Grand Pré residential neighbourhood, a tower of intermediate height makes the transition with the surrounding suburban scale.
These two entities sit upon a 4-storey base containing commercial, cultural, and tertiary sector premises, as well as the entrance halls for the apartment blocks. The whole complex is set back from the Avenue to create a wide urban boulevard with tree-lined pedestrian and cycle paths.
The programme consists of 184 apartments for first-time buyers, 55 social housing flats, offices and commercial premises. The lower levels are designed to accommodate shared uses such as a coworking space, small business incubator, gym, neighbourhood caretaker service, café, and a crèche.
The building masses of varying heights and irregular forms are deliberately designed to offer a different image to that of the standard geometric forms so often seen in residential developments. The shape of the buildings changes depending on the viewing angle, with the tall and slender form of the tower becoming more apparent as one approaches the town-centre of Rosny-sous-Bois.
The roof terrace lounge area enables all residents to benefit from the panoramic views of Paris and the surrounding district.
