Concept
This project, consisting of two service sector buildings of 30,000m² each, represents the first half of the Parc du Millénaire business park of 110 000m², being developed by Entrepôts et Magasins Généraux de Paris (EMGP). The site between the Porte d’Aubervilliers and the Canal Saint-Denis, formerly an urban wasteland, forms part of a wider programme to redevelop the area lying just outside Paris.
The project is characterized by the simplicity of the building forms, and the repetition and modularity of the detailing, and its identity comes from a considered contrast between traditional and modern.
The architecture facing the Canal Saint-Denis to the north, evokes the traditional and emblematical EMGP warehouses with their brick facades and double gabled roofs, and to the south, a long steel and glass facade presents an uncompromisingly modern image to the périphérique ring-road. An architectural canopy to the leading edge of the building, and a double gable in red brick sun shaders punctuate the façade.
The organization and massing of the blocks allows a certain permeability across the site with a series of squares and a landscaped lake completing the composition.
Program
Each building comprises office space, reception areas, meeting rooms, a gym, and a cafeteria, with accompanying technical spaces and parking. A landscaped internal courtyard offers a peaceful haven at the heart of each building, and enhances the working environment.
‘Millénaire 1’, the first building of Millénaire park, is equipped with all the latest technology and is suitable for multi-rental. The 18-24m deep office spaces, arranged around a central patio garden, can be adapted depending on the required layout, and full-height curtain-wall glazing ensures a level of natural lighting particularly appreciated by the building users.
‘Millénaire 2’, an independent 6-storey office building of brick, steel and glass, is also arranged around a large interior patio garden. It was designed and organised to meet environmental quality standards in accordance with HQE® criteria. It is a naturally-lit, modular building enabling a customised layout with up to 413 workstations in open-plan offices. Benefitting from all Millénaire facilities, the building offers a working environment of international standard.
