Located on the southern edge of the Victor Hugo development zone, plots C1 and C2 benefit from a strategic position on the approach to the town centre, close to the station. The project entails the densification of an urban island with the refurbishment of a Casino supermarket and the construction of apartments above.
The Victor Hugo development zone (ZAC Victor Hugo), situated in the northern part of the commune of Bagneux, has been designated for a complete transformation and densification within the framework of a programme of urban renewal lead by SEMABA, the town council, and the pluridisciplinary team of the Territories Unit of Arte Charpentier Architectes.
The overhaul and rehabilitation of the Casino shopping centre was carried out with a view to its future visibility, both architecturally and commercially, taking into account the demands of the brief to redefine its functional relationship with the immediate context and issues of access. The resulting geometry of the two street façades of 10 storeys and the slender angle façade, gives the building a strong identity and a suitable prominence to the commercial brand name. Careful consideration has been given to the street level elevations and their relationship with the urban domain. At the corner of the building, the shopfronts are mostly glazed for maximum transparency, and facing Rue de Verdun, the more technical façades are clad in timber giving a domestic, environment-friendly appearance.
On the side facing the RN20, where entrance hallways to the flats are located, a homogenous appearance is achieved through the use of glazed panels, printed Emalit panels and timber cladding. In the immediate surroundings of the building, particular attention has been paid to the articulation of the circulation and pedestrian routes, enhanced by generous landscaping and planting, the whole contributing to the quality of the local urban environment.
Facing the residential façades, landscaped gardens form a buffer zone between the street and private patios, and, where an alleyway is created along Rue de la Bièvre, trees and shrub planting help to lessen its impact viewed from nearby entrance halls. The stepped terraces of apartments on the upper levels are lined with raised planters of a generous size for resident’s privacy and soften the building skyline.
Visible from the street, these gardens will contribute to the green character of the local neighbourhood, and varieties of berries, flowers and fruits will be proposed for the benefit of residents. Pathways will be treated in light-coloured exposed aggregate concrete, and lighting will enhance the planting.
The garden in the courtyard, created on the concrete slab of the carpark at basement level, will be modelled to resemble a natural landscape with flowering plants selected to bloom successively from April to September, and to encourage biodiversity. A green and convivial place is created at the heart of the site where paved footpaths give structure to the composition.
