Arte Charpentier stands out for its commitment to commercial property renovation. On a day-to-day basis, we strive to reposition these assets in their markets, drawing on our multi-sector expertise and multi-disciplinary skills. The office is currently involved in a number of exemplary transformation projects.

Whether it’s energy-efficiency renovations, major transformations or support for areas undergoing change, we put all our energy and know-how into treating what’s already there with the utmost care. Each project pushes us to take on new challenges.

Using a rigorous methodology, we explore new avenues of development for these commercial assets, making the most of them and restoring their attractiveness. Working alongside our clients, we seek to develop the right scenario in line with market expectations and the intrinsic qualities of each asset.

International trends

& French context

OUTRE-ATLANTIQUE VIEW – In the United States, transformation is being driven by the high volatility of real estate values, which has led to a rapid re-pricing of service-sector assets, also thanks to strong demand for housing.

The transformation of vacant office space in Manhattan, exacerbated by the Covid-19 pandemic, could recycle up to 20% of the 30 million m² of vacant space. Eight Wall Street towers have already been converted into thousands of housing units. The phenomenon, amplified by telecommuting, is driving developers to revitalize neighborhoods dominated by offices.

Conversion brings “green” value, increasing energy efficiency by up to 80%. However, few developers are taking the plunge due to financial and architectural challenges. The City of New York is supporting projects to relax conversion regulations. These conversions offer substantial rental income and more affordable rents, attracting young professionals and families. Architects play a key role in these innovative projects, designing adapted spaces and exploiting the opportunities offered by existing structures to create attractive, functional living environments.

Our expertise: refurbishing heritage sites

THINKING THE RIGHT TRANSFORMATION – For each rehabilitation project developed by the Arte Charpentier teams, we consider several scenarios, from the lightest to the heaviest, to best anticipate user needs and site constraints, and rethink these assets over the long term. Our focus is on the asset itself, and how we can make the most of its qualities in a controlled and relevant financial equation.

These three projects illustrate the challenges we face on a daily basis and our expertise in these complex issues, which are both environmentally virtuous and meaningful.

SEQUANA, Paris XIII

Light refurbishment for tomorrow’s uses

The Sequana project, located in the 13th arrondissement of Paris, is undergoing an ambitious transformation to meet the changing needs of the ZAC Paris Rive Gauche district. Initially designed in 2005 by Arte Charpentier and Robert Lewis Turner, this gentle rehabilitation will be in line with urban and environmental requirements, anticipating Paris’s Bioclimatic PLU.

SERVICIAL SOCLE: restore the building’s attractiveness by developing a qualitative and varied range of services.
ACCESS TO OUTSIDE SPACES: offer outdoor spaces directly connected to work areas to promote employee well-being / biophilia
IMPROVING ENERGY PERFORMANCE: fine-tuning the building envelope and technical equipment to ensure frugality and efficiency.

Delivery is scheduled for next spring, marking a new stage in the sustainable rehabilitation of this emblematic building.

MONTROUGE

Repositioning a tertiary asset

 

 

Located in the inner suburbs of Paris, this tertiary sector project, initially designed by Arte Charpentier, was rethought with a view to transforming it into other types of buildings, in order to find the right program in the right place. For this asset, we studied multiple scenarios ranging from a commercial building to a higher education establishment, a hotel or mixed-use programs.

REPOSITIONING / CHANGES OF DESTINATION: an Arte methodology for analyzing potential scenarios based on the office’s multi-sector expertise.
CONTROL OF REGULATIONS: between constraints and opportunities, knowing how to juggle new laws and urban regulations (current PLU, PLUb, ELAN law…)
EXPERT ECOSYSTEMS: the importance of getting the right people around the table to make these transformation studies viable and reliable.

SHIFT, Nestlé France headquarters

Transforming architecture into a prestigious headquarters through extensive refurbishment

Located in Issy-les-Moulineaux and now the headquarters of Nestlé France, Shift is a major refurbishment project designed to transform a building dating from the 1980s into a modern, environmentally-friendly facility. Initially designed by Arte Charpentier, the refurbishment involved two major interventions. Firstly, the original concrete facades were replaced by a glazed envelope with vertical blades, enhancing luminosity while sculpting the landscape. Secondly, an interior through street connects two streets, creating a link between Paris and Issy-les-Moulineaux.

COLLABORATIVE SPACES: create atypical, attractive, multi-purpose spaces to encourage collaboration between teams.
PRODUCTIVE ROOFTOPS: reclaim rooftops to give them a purpose, contribute to the well-being of users and help combat heat islands.
