Rehabilitate in high-rise in Paris

Rethinking an urban icon

Arte Charpentier is supporting the transformation of a high-rise building in the Maine-Montparnasse sector, built in the 1970s and accommodating up to 3,000 users spread over 15 levels.

Located directly above the station, this architectural ensemble today suffers from difficult access and a lack of connection with its urban environment. In a heritage enhancement approach, the project aims to improve access flows, create friendly living spaces and renew the architectural identity of the building.

Among the tracks currently under study are the creation of a double-height hall, the opening of a second access on rue du Commandant-Mouchotte, the development of additional surfaces, as well as the requalification of the Vasarely glass roof, carried out in collaboration with Gare & Connexions.

Make dialogue between heritage and innovation

Rehabilitation of building VI

The project to transform the UNESCO Miollis site in Paris offers a new interpretation of this architectural icon designed by Bernard Zehrfuss. Recognized for its boldness and the purity of its forms, the building crosses eras by asserting a modernity always current.

Arte Charpentier conducted a technical and architectural analysis mission to imagine a second life for this iconic site. The rehabilitation aims to reconcile the well-being of workspaces, energy optimization and UNESCO’s institutional outreach. Respectful of the history of the place, the intervention allows a fluid transformation while maintaining the activity of the site. This ambitious metamorphosis illustrates the dialogue between architecture and innovation, at the service of the values promoted by UNESCO.

Extension of the headquarters of Cap Est Fontenay-sous-Bois, France

Concept

Located at 203–205 rue Carnot in Fontenay-sous-Bois, the CAP EST complex is being restructured in two phases, aiming to improve its attractiveness and user comfort.

Phase 1: renovation and extension of halls A Vincennes and B Plaisance, with large bay windows, wooden fittings and a green terrace, to create friendly and bright reception areas.

Phase 2: densification of offices and addition of services (business center, wellness and fitness areas, bike rooms). The modular spaces extend the contemporary writing of the halls and offer comfort and flexibility, with stairs treated as architectural elements.

The project adopts a sustainable approach, conserving existing volumes to limit the energy impact while optimizing costs and deadlines.

Concept

HOW TO TRANSFORM A TRANSPORT HUB INTO AN URBAN PLACE

The project seeks a harmonious transition of scale between the existing suburban fabric, to be preserved according to the PLU, and a new metropolitan dimension accompanying the arrival of the Grand Paris metro.

The requalification of public spaces combines the integration of a multimodal hub (M13, M15, bus station, cycle paths, Véligo) and the creation of a landscaped forecourt promoting daily urban life. This forecourt is based on:

  • a continuous floor, from facade to facade, promoting pedestrian flows;
  • a connection to the existing urban framework;
  • the integration of the plant and a permeable soil;
  • a framework of varied uses: terraces, market, carousel, food trucks, events.
