The Arsenal tower will be the first positive-energy residential tower in France. It will be located in Dijon’s Arsenal eco-district, an area with a rich programmatic mix. The ambitious project has three main aims: to provide a new way of living in the city, to make positive energy available to all, and to make Greater Dijon a reference in terms of sustainable development.
The project consists of three distinct parts including a street-level layer of offices, local shops and car parking, three blocks of social housing, and a 17-storey residential tower.
The idea of an extension of the landscape is carried through the project, with the various shared green spaces encouraging social interaction and conviviality. Beginning at the base of the tower, the approach is via a grassy entrance square connected to La Poudrière Park, and a communal garden is organised on the theme of urban agriculture. Within the tower, advantage is taken of intermediate and common spaces visible to the outside for the creation of hanging gardens, which appear to extend the landscape up the sides of the building. A vertical garden within a ‘greenhouse’ at the very top of the tower provides a veritable platform for the perception of the city and the surrounding countryside.
The well-being and comfort of users has been the priority of the project throughout the design process. The entirely bioclimatic design is intended to be directly beneficial to its inhabitants, financially and health-wise. The overall architectural form of the scheme aims to maximise energy production and buildings are clad with photovoltaic panels. Interiors are laid out to optimise space, and all apartments are provided with balcony terraces in the spirit of sustainability and quality of the living environment.
